The Ontario Building Code requires every basement bedroom window to provide an unobstructed opening of at least 3.77 square feet (0.35 square metres), with a minimum width of 15 inches and a maximum sill height of 44 inches from the finished floor. These are the absolute minimums — many contractors frame slightly larger to give the window installer flexibility and to ensure the finished opening (after drywall returns) still clears the code requirement. A common mistake is framing to the exact minimum, then losing an inch or two to drywall on each side of the opening, dropping below the required clear dimension.
Before any framing happens, the window itself needs to already be installed in the foundation wall. Cutting a new opening in a poured concrete or concrete block foundation wall is structural work — it requires a structural engineer's sign-off in most cases, and the opening must be properly lintel-supported to carry the load above. This is not a framing carpenter's scope; it's a separate step done by a contractor with concrete cutting equipment and the right experience. Once the window is in and the opening is properly supported, the framing carpenter builds the interior rough opening around it.
How the Rough Opening Is Framed
The rough opening is framed with a header across the top, jack studs (trimmers) on each side, and a rough sill at the bottom. For basement windows, the sill height is critical — measure from your finished floor height (accounting for subfloor panels and flooring thickness) to ensure the sill will land at or below 44 inches once everything is installed. If you're using DRIcore subfloor panels (about 1.5 inches) plus LVP flooring (about 0.5 inches), your finished floor will be roughly 2 inches higher than the concrete slab. That 2 inches comes off your sill height budget, so plan accordingly.
The framing should be built 1 inch off the foundation wall — never tight against the concrete. This air gap, combined with your insulation strategy, prevents moisture from wicking from the cold concrete into your wood framing. Use pressure-treated lumber for the bottom plate anywhere it contacts concrete, and consider pressure-treated for the jack studs as well given the proximity to the foundation wall and window well.
Window Wells and Drainage
The window well is just as important as the window itself for egress compliance. The well must be large enough for a person to climb out — Ontario Building Code requires the well to project at least 550 mm (about 22 inches) from the foundation wall and be wide enough to allow egress. The well must also have drainage at the bottom, either tied into the weeping tile system or filled with a minimum 150 mm (6 inches) of clear gravel to allow water to percolate away. A window well without drainage will fill with water during spring thaw and heavy rain, creating hydrostatic pressure directly against the window frame and the foundation wall at the most vulnerable point.
Window well covers are worth the investment — a polycarbonate dome cover keeps rain and debris out while still allowing light in and remaining easy to push open from inside in an emergency.
