Engineered hardwood is a viable option over a proper subfloor system with vapour barrier, but solid hardwood should never be installed below grade. Porcelain tile is ideal for basement bathrooms, laundry rooms, and high-moisture areas — it is impervious to water and pairs well with radiant in-floor heating systems that eliminate the cold-floor complaint that keeps many GTA homeowners from using their basements in winter. Epoxy and polyaspartic floor coatings suit utility areas, workshops, and home gyms with seamless, easy-to-clean surfaces. Concrete slab preparation is critical regardless of the flooring chosen. GTA contractors test for moisture vapour emission rates, level uneven slabs with self-levelling compound, and install appropriate subfloor systems — either rigid foam panels with integrated vapour barrier (DRIcore, Barricade) or sleeper systems with insulation — to create a warm, dry, level surface. Skipping this step to save money is the most common source of basement flooring failures in Toronto homes.
